They Have Cleaned It Up But!!!!
Still very sketchy Neighborhood!!! Right on sandy blvd lots of homeless and drugged up people wandering around! No real Amenities very cramped spaces! Older campground that they have cleaned up and improved a bit but if your like me and have a newer rig and like a modern clean look this place ain’t for you! Unfortunately still pretty depressing!

Same Here As The Rest !
So you think you’ve found a little sleeper park here huh ? Nope same as the rest ! Overpriced overwhelmed and really bad crime area ! Move on or if your like the rest and at this point your pulling your hair out trying too find a space in this town go ahead and try it ! I doubt it will be any different than it has bin in the past!!

Great long term park
Reading the two negative reviews from 2017, all I can say is: not true. Not even close! Except sometimes dicey wifi, included free with rent - and that is based on the site. Tons of huge, old western cedars so if you're in the midst? Not so great wifi. Basic cable (extensive) with Showtime is also free. As is water.
I've lived here 2 years. Management runs a tight ship, in a good way. Bad eggs don't get to stay here long; they see to that. And there is no/never was a blonde in mgmt, ever. Maintenance and landscaping are on top of things as soon as possible. Pool is good sized. I love it here: I am a college prof who chose the tiny home lifestyle and could not be happier here! I'll be moving soon for a new job, and truly hope I can find something comparable in my new locale.

Place is nice and maintained. New washers & dryers $2 each. Fitness center is centrally located with new equipment. Cost? Keeps going up. We were told one price over phone then after we had filled out & paid for background check they tell us different cost. Now all sites are going up by November. Wifi? Practically non existent. Code to use it 1 hr in clubhouse. Really! You are able to have it hooked up at your site for $45 monthly. Not great but better than cell service. No longer part of Encore guess they didn't like rules. Cable is just okay.

Horrible Management
Used to live here( I'm a full timer-I live in my motorhome) about 20 years ago. Was awesome then. Owners sold it(don't know when) and a corporation owns it. Now your rv must be 10 years old or newer. Period. Mine isn't. Wouldn't let me in( 1996 class "A" , flawless exterior!) and staff was extremely rude! Stuck up -treated us like trailer trash! Had absolutely no problems in two years of previous tenancy with previous management but wouldn't stay here now if you PAID ME! The only complaints about park itself is : 1)everyone is right-when the wind blows right you can smell sewer treatment plant right down the road
2) right on train tracks so that could be an issue
3) pool way to small
4) pardon me , but what the fuck?
Now I can't stay here because I'm not rich and can't afford a newer rig. My money isn't good enough nor am I , so therefore get turned away? Great business decision !

Known For Theft
Where to start?
This place is very unsafe. Personally witnessed at night a homeless guy trying to scale the fence from the rail road behind the rv park.
Was warned by other guests of rampant LOCKED bicycle theft from sites. Tubby blonde staff member: Uber rude. Complained I was driving too slow as she blew by me making hand and head gestures in her grey mustang well over the 10mph mark. Then, as I was unloading my laundry, stopped to tell me I was illegally parked (as I was actively carrying 5 full baskets of sheets) and I needed to move my car pronto. There wasn't a car or soul around. Heard from other guests this is her thing: being rude to paying guests.
Pool is minuscule and very close to the main road.
There is an airport and Walmart very close by, the latter visited by very very "Walmart weird" people. Wifi is horrible.
Hated this place.

In A Pinch 2
Far less expensive parks have better service. Cable wasn't working the several days I was here. Wifi difficult to access. Park "patrol" "nitpicked" when A family member drove up to my RV to pick me up and load a few gifts into the car. Literally the car was there less than a minute when he drove up and told us to move it. KOA is a better value and friendlier.

In A Pinch
Even though the manger is nice and the price is fair, the place smells like a sewer when the wind is blowing. Not a nice thing when you are trying to eat or pretty much anytime. The hookups are not as clean or maintained as one would expect. So if you are in a pinch and don't want to dry camp, this is the place.
