Nice, but pricey. Bathrooms still dirty.
We were down August 4th through the 7th, 2024. Check in was easy, the front desk was helpful. I wouldn't say the sites were large, but they did the job. Looks like a combination of seasonal and transient in their own separate sections. Apparently there are rental RVs available, along with cabins and yurts. Our site #229 was water and electric and I found it to be of good size along with decent tree covering / shade from the sun. The water park is now free entry if you're staying at the park. Because it's free the pool is practically empty, so we spent some enjoyable time there away from any kids. My daughter and grandchildren did come down and stayed in a cabin, disappointed in what they received for what they paid. The furniture was in poor shape, and there was no screen door to the screened in porch. They also could rent a golf cart but I understand it was rather pricey. Like other reviewers the biggest complaint was the bath houses which were absolutely disgusting. Choose wisely.

The Bugs Are A Beach
Now a Jelly Stone with ties to Sun Outdoors. Check in was nice, an employee met us out front of the general store and checked us in from our truck. Mosquitos are crazy but the park sprays everyday so I couldn’t imagine what life would be like without that. The water park Maui Jacks is really cool for the kids and a nice bar for the wives to fetch Daddy a drink. Joking of course. The bathhouse on the other hand will make you barf. Worst bathhouse I’ve seen since covid. Sanitization is not a thing. I don’t think they were cleaned in the five days we were here. With the exception of the bathhouse this place is nice. Hit up The Rope Walk restaurant for some amazing crab egg rolls

Former Customer
When they changed from Maddox Family Campground to KOA several years ago(they are no longer KOA, now Jellystone or some such), they became very proud of their campsites. They went from $40 to $50 for a full hookup pull through to well over $100 for the same. They did make some improvements but priced themselves out of my budget!

Expensive
This is a very expensive KOA. Extra cost to use the water park! Close to local attractions.

Bday
We went for our daughter's 13th birthday.. Can barely fit our 31ft tt. Couldn't put out our slides and actually had to get permission from neighbors to put out our slides. Over priced.. could barely fit my truck in had to squeeze it between the tree and camper just to get it out of the road way. No incentive to the water park.. the staff was nice but very disorganized.. Will not be going back any time soon.

Disappointed
Expensive for a family of 6. Pulled in and was asked to move to a different campsite to accommodate a disgruntled group from Maryland. Place out in the middle of the camp near swamp and mosquito factory. We rented scooters in town. The disgruntled group from Maryland complained. We were told we need to leave the scooters up front for their disgruntled guests. But it only applied to us. The rest of the campers were allowed to have them at their campsites.
We paid the park pass to go to the island and see the ponies, saw 2 ponies out in the field 600-700 yards away.
Disorganized front desk, catering to just that complaining crowed. Full of mosquitos, small spots, wedged between a group of pines with our 33ft trail. Out of 20 years of camping cross country, WORST experience EVER.
Didn’t go to the water park. Didn’t want to fight off the mosquitos outside, and don’t want to patronize them with any more money. I’ll spend my cash elsewhere.

Wondeful 4 Families
Its Awesome! Terriffic venue for kids. Lots to do. Happy & helpful staff. Very clean facilities and also in general everything was new and working. Level spots with hookups. Everything works. Beautiful scenery with lots of tall trees and views of the surrounding marshes. Very short bike ride into town or over to the National Wildlife Refuge.

A developing KOA. The pool was adequate and will be replaced next year. The playground was older again, to be replaced. The jumping pillow was a hit! The staff was friendly and accommodating. The bathrooms/showers are clean, well lit and roomy. Sites are not very well delineated, yet, spacious. Bikes, golf carts, firewood all available for a reasonable fee. Area to kayak is easily accessible. Kayaks can be rented but is a little costly. A nice view of the nearby Assateague Lighthouse. Highly recommended. Family friendly feel as you walk through the campground.

It is now a KOA but the prices went up considerably from around $40 per night to $60 pet night. The new bathrooms are very nice and more improvements coming.
