Dump Station No More
We stopped here for the dump station that was listed in the amenities which they don’t have. I updated the list.
It’s Christmas Eve and the manager didn’t turn us away nor did he charge us “merry Christmas “ he said ☺️
He saved our bacon!
Very nice set up for a city stop though. Hopefully the city leaders went to gitmo and Austin will be worth stopping at.

Not Impressed With The Location
The park itself is nice, it is gated and has trees. Nice graveled pads. Friendly staff. The park was very full with nice trailers. Long term trailers in the back. Nice laundry facility and a newer playground for kids. The bath house has a lot of unisex bathrooms and showers. They get dirty and stinky fast but there was always someone there keeping up on them. The traffic from the highway is very noisy and it can be a challenge getting out of the park on to the highway. Must have a lot of time and patience. The surrounding areas were a little sketchy. Drove downtown and was disgusted and saddened by the homeless and camps on every corner and they were not shy. We were going to stay 2 nights but called the 1-800 # and they promptly cancelled and refunded our 2nd night no questions asked. Paid $54 with good Sam discount

We love this place and think the folks here are very friendly and helpful. It's not cheap but there are a lot of amenities and it's in a super location. Bath house has 12 self-contained units, each with toilet, shower and sink. All units were spotless. LP gas avaiable, nice swimming pool and clean, modern laundry facility. I am NOT affiliated with this resort and for the life of me can't figure out the negative reviews. We have grandchildren in Austin and we will be back to this facility.

Expensive And Surprisingly Unfriendly
Stopped in to use dump station and get potable water. I am not complaining that a few is charged, but the cost seemed steep compared to the overnight charge. Very tight turns to get back out.
The guy that led us to our spot wasn't all there and actually offered our fresh water hose to another guest while I walked around the other side of the RV in the middle of hooking it up for myself.
The lady in the office wasn't real friendly to my wife who needed to use the restroom either which didn't make sense.
This used to be a KOA and was taken over. A bitter or apathetic attitude towards customers is not going to help them succeed. We won't be back.

Fine Park, $15 Uber from Downtown
We stayed 2 nights. Fine park with great clean showers and bathrooms. Didn’t use pool or laundry. All was fine otherwise

Comfortable and Close
We stayed here for 4 nights and found it to be an extremely clean, quiet and pleasant park. It is only about 4 to 5 miles from downtown, about a $15.00 Uber charge. Couldn't stream TV in this park so we were limited to antenna. Very nice and spotless individual unisex shower/restrooms. Also, laundry room has a change machine. Decent dog run. Pricey but was here at the tail end of sxsw.

This is an older RV park in a busy area. I found the office staff to be polite and helpful. I stayed a week because I had a number of appointments in Austin area. My site was nice with trees. I will stay here again. Call in advance. This is a busy place, best to make a reservation.

Not A Friendly Place
We pulled in here to find a place to stay on our trip through Texas. An older man in a golf cart approached us and asked what we wanted. When we asked if they had any RV spots, he laughed under his breath and said we needed reservations but he would ask the office. He then proceeded to tell us that they were full and we wouldn't be able to find anything within 30 miles that would be available. We said ok and that we would check other rv spots in the area. He insisted we couldnt find anything and then began rudely yelling at us for not listening to him. He told us his park checked everwhere else and he knew nothing was open. We were told to follow him to exit the park and were led on a unessessary joy ride through the tighest turns in the park with our 5th wheel. We left and called several other local RV parks. ALL of them had space. We stayed at McKinney State Park and had a great time.
