It is a little run down but the people are friendly and the camping spaces are large. Close the attractions we wanted to see. Enjoyed our stay.

Rough but Acceptable

This is definitely not an RV resort. It is a bit seedy and rough. However, if you want to spend a couple of days playing around the base of Pike’s Peak, the location is perfect....on Colorado Ave, right between Old Colorado City and Manitou Springs with easy access from Rt 24. Close to restaurants, shopping and activities. It has a neatly appointed camp store with numerous supplies and the employees were quite nice. Biggest complaint...the roadways in the park are in sore need of repaving and have large, old broken speed bumps. Lots of full time residents with really old RVs and campers. There is a homeless population there but the office said they have been there for years, and are harmless. Never felt unsafe but we did make sure everything was locked up well. If you can’t find space in any other local park, and we couldn’t, this is ok for a few nights.

Seedy Is Correct

The pictures make this place look glamorous. Very shady location. Keep driving.

Not Your Scenic Joint

Stayed a week in April '17. Seedy is the best description, while walking dog in adjacent common area viewed 2 homeless camp sites within 50' of walkway. A semi permanent site is actually set up under the bridge that accesses the "park". 3/4 of the sites in park are occupied by 30+ year old rigs that have not moved for years. I never felt threatened but don't when armed. Staff were friendly and cooperative but overall I felt $280 for a week with these facilities was overpriced. I am new to this RV Park gig but was surprised that Good Sam was affiliated with this quality of "Park".

Fountain Creek

We stayed here for 2 weeks without any issues. People always have something to complain about, people, this is not the holiday inn. What do you want? For the park and city to move the interstate to accommodate all the cry baby queen shebas. I'll definitely return here. If you want your bottom pampered, stay at the broadmoor.

No space at all friendly staff, to much traffic on hwy. Not a safe place to stay

The space were bigger then the other near by park we stayed at. The park could use some work but I didn't feel unsafe.

Sketchy Place

Kind of sketchy place. I made sure to lock everything up and keep doors locked the whole time. Shady characters around that area. We paid for 2 nights and left after the first night bc it wasn't a good area. We didn't want to hang outside like we usually do.

Friendly staff and not priced bad but felt like we were on the side of the highway. Way too much traffic noise and vagrants everywhere... Carry your pistol with you.
