Nice gated campground with roving security. Fairly level gravel sites with small patch of grass near the fire pits. Did not hear any traffic noises or the ocean waves. Don't have comments on the amenities, we only used the restrooms and showers, which were immaculate. Sites were a little tight, but not unreasonable. We will stay here again when in the area!

We Were Spoiled
We were here in December of 2020 and stayed in a 36ft TT. We had the best camping experience here. The beach is located right in the backyard of this campground. This place is clean and well maintained. Staff are friendly and kind. The amenities spoiled us. The free WiFi was fast enough to allow us to watch YouTube and stream movies on Netflix . Although this place is located on a busy street and the traffic can be loud at times, It was well worth our 4 hour drive here. We will be back in the near future

We Were Spoiled
We finally made our trip here in December of 2020. This place is amazing! The beach is in its backyard and the amenities made us feel like we were in a luxurious campsite. The free WiFi was fast, allowing us to be able to watch YouTube on our smart TV and even streamed our favorite movies on Netflix. Although the location is on a busy street and you can hear the traffic, the place is clean and well maintained. The staff are extremely friendly and kind. The general store has everything you need to make your stay here comfortable. If you need to make a fast food run or do some shopping, it’s only the next exit away. We will definitely be coming back in the near future. It was well worth driving 4 hours to get here. Come see for yourself, you won’t be disappointed!

Great location. Close to town and easy walk/bike ride into town. Spaces are tight. Lots of kids on bikes. I feel like security could could enforce parents of kids running thru sites/biking. This is more if a safety issue. Quite at night even with all the people. Great amenities. Would stay again.

Great location. You can walk to downtown. Enjoy a trek to the beach. Or enjoy the view from observation deck. Lots of kid friendly things to do. Great security and friendly campers. Yes not complaint was that our neighbor connected to the sewer with a garden hose. Since their connection is next to our table and fire pit. This was smelly. Especially paying 60 bucks a night. I would expect to have a picnic table not butted up against a sewer connection. Overall great trip though.

Location, Location, Location. 9 mile bike ride to Avila beach and 3 miles on Bob Jones bike trail. Golfing Avila Beach. ATV rentals and sand dunes at Oceana Beach. 1/2 mile walk to town. Shopping, restaurants, bars. Yes, your next to your neighbor but this campground is not about the campsite.

High Price For Dirt Parking Lot
We liked this RV park except for that you pay a high price to park in the dirt! And it's not packed dirt. It's the floaty kind that covers your feet and gets in your shoes. The beach of a lagoon is steps away, but as other reviewers have said, it's over a mile walk over sand dunes to the actual beach. There is not a foot shower to rinse the sand from your feet after leaving the beach, so you have to use your water at your dirt spot and then you have mud!!! I think for the price they're asking they could pave the spots or gravel them AND give us a stinking foot shower! We did not use the pool, but did play miniature golf. The woman running the store/gift shop watched us like a hawk as if we were going to steal something. It was very odd. The bathroom was tidy and the laundry room was decent. There is security at main gate. Spots are extremely close on the sides and backing up to the space behind your spot.

Great PLACE
This park is beautiful and has most everything one can think of including a larger general store and grill with excellent food. There are also tons of things for children to do. The only downside was the lagoon that one has to walk around to get to the actual beach. It's about a 1.25 mile walk around the lagoon to the beach. But the beach is beautiful. September - 85' and sunny. Quintessential California

Absolutely our go-to place. Sites are large, clean, quiet and easy to park trailers. Staff is amazing and very accommodating. If you decide to take a meal at the on site restaurant you are in for a treat. Food is delicious and reasonably priced. Have already booked 4 weeks to stay this year. Beach is just a short walk away. Downtown is within walking or biking distance. Plenty of activities for all family members, shuffleboard, mini golf, swimming plus so much more. A resort where you can relax and retreat. Can hardly wait for our next visit.

Wow!
What a great park. Right on the beach, a block from down town. Great facilities and FAST WIFI!! Download and streaming are no problem!! Dog friendly and really just a great place. Love it. We paid the nightly rate which was $52.

Nice Resort
This is Resort style living, great laundry, nice showers, good store for all those last minute forgotten needs. Good access to the beach but it is a long walk. Tight spots, looks like a very social area with a lot of return guests. Best WiFi we’ve had anywhere, cable worked great too.

Big Park, Tight Spaces
There are a lot of kid friendly amenities in this big park. Unfortunately the kids run the show and the sites are very close together. This park is not actually on the beach due to errosion and is a pretty far/difficult walk to reach the ocean

Awesome Park!
Stayed here a few days in April. Clean park, great laundry facility and awesome BBQ at the restaurant. Everyone was very nice and accommodating. Took my black lab to the south beach access, walked across a small spillway and went out on the beach. Very few people around so I let her play off leash and everyone enjoyed watching her run in the waves. They have a hose off area when you get back, just wished I had her dog shampoo! Went into town to visit the flea market. Nice stay, will go back!

This park is very nice and quiet. Its close by the beach and that is also very nice to see and easy to walk to. Wifi and cabel tv works very good. We loved the stay here...

Pricey But Good Location
You can easily walk to the beach and to downtown piano which is great with kids. It's very nice.

Never seen anything like it. The only thing it had going for it is that was right on the beach and within walking distance of the town. If you really like to be close to your neighbors this is the place for you! Our neighbors sewer connection was under our picnic table how appetizing is that, yum! Good place if you like kids, dogs and lots of people.

First Time
Our first time at this park, we made our reservations 5 months in advance. We had tried to book State Parks but found them booked for weekend. We arrived having never seen the park and was assigned to spot #27, call it dumb luck, probably one of the best spots in the park. Our lot was in the north west corner right on the lagoon. We heard th he waves crash and if we walked up the little berm we could see the waves and Pismo pier. This is a popular RV with lots of coming and going RV'S. The store and laundry were close and well maintained. Rest rooms and showers were near and in good order. This is a large park 400 sites. We were within walking distance to the town and restaurants. The beach is just over the berm and around the lagoon.

This is one of the best R V Resort on the California Coast. Cleanest, Friendliest, well located place ever! If you haven't been here yet, do yourself a favor and see what sets this Resort above them all!

Have stayed here several times with our 28' rv. + Excellent location with views of ocean. Easy walk to town/beach. Flat sites. Reserve early, very popular & sometimes closed for events.
