Needs Updating
We arrived when it was raining, very muddy park. The asphalt there is to drive on is missing in many areas.
On the upside. It’s right on the river and picturesque and peaceful.
I doubt if we would stay here again, I’m sure for the price we could do much better

Go some where else, this place is not the place! Crowded, desert, cable ... on and on any where but here

Cost way too much for what we got!!! River is beautiful. Not clean, very un-level, bearly space enough to park, laundry area was dirty& old washing machines, we went to town to Village Laundry to wash (really nice). There should be a better park! Want stay there again. V

Cross Country Trip
We stayed two nights here and it was great! Staff is friendly and helpful! Close to Rocky Mountain National Park and town! Came back from the park to find a small herd of 8 cow elk just resting in the playground area! Then later that day a huge bull elk came walking through the park bugling to his ladies! It was amazing to look out our trailer window and see such magnificent animals right there so close and to admire! Pretty mountain views too! Would recommend this park!

Stayed 5 nights next to the river, had elk,deer walk right through our camp site. Done some fishing. Host were very helpful. Made lots of new friends. I recommend this campground for a base camp, spent 5 days touring rocky Mountain National Park. We'll be back.

Nice Place
Pretty much what everyone else has said. Very friendly and helpful staff. Close to everything. Trailer sits in gravel, but has a concrete pad for the picnic table under your awning. Wi-Fi and cable worked great. Sites on the river are definitely worth the extra cost. This will be our go to park when we camp here from now on.

Clean campground. Nice helpful staff. Great views. Close to all activities. Elk right inside the campground...how cool. What else would you need.......thank you for the memories Manor RV!

Our Favorite In Estes Park
The sites along the river are wonderful, especially if your rv has big windows in the back. Staff was very friendly, internet and cable worked great, good location for getting to the town.

Big Rv Park on a River
We only stayed one night and got lucky to get a large spot on the river. The people who checked us in and lead us to our spot were very nice. Town was only a few minutes away. I posted a photo of the elk we saw right across the river and the view of the mountains. Everything here was very nice.

Best In Estes Park And I've Seen Them Al
The only campground in Estes Park with beautiful mountain view and trees where you can camp on the river, plus close to Rocky Mountain NP without going thru town. Quiet but still close to town. Staff: super helpful: We had mechanical problems and had to stay an extra night, and they bent over backward to help, moving other people since we couldn't start our motorhome. We've stayed in or drove in all the private Campgrounds in Estes Park. Reviewerd talk said the spaces are small at Manor but they are the same or larger than all of the private campgrounds. The KOA is unbelievably tight, hard to get into spots, on the wrong side of town, hot & dusty. The Jellystone has small sites on the far side of town, inundated with kiddie stuff. Spruce lake is dusty with even smaller spaces, & amenities still out since 2013 flood. Mary's Lake is hot dusty, no shade, far from town and RMNP. If u want space go in a tent or small rv and dry camp in RMNP. Best for RVs at Manor. We stayed in a motorhome.
